How is tokenization regulated?

Real estate security tokens represent shares or other securities in the Special Purpose Vehicle that owns a property. They are completely legal and regulated by the conventional laws for financial instruments. As holders of shares or bonds, investors have a direct claim on the cash flows from the real estate or even the property itself, depending on the transaction structure. This provides a high degree of investor protection.
Transfer of securities does not require changes in the land register, which makes property-backed tokens easier and more flexible to transfer, unlike the underlying real estate.
